Market Knowledge and Pricing are critical to success.  Realistic pricing frequently leads to multiple offers and a timely sale.  As a very active agent I have a very good sense of the competition in the marketplace ... not only the current competition, but more importantly, what is about to come on the market.  My clients on both sides of transactions benefit form my "inside track" information.  My fingers are always on the pulse of what is out there and who is looking.  This tells me how many buyers are ready, willing and able to make a purchase for a certain price point at a certain time.

Product Knowledge.  Over the years I have been very fortunate to work with many builders.  I have learned  great deal along the way and I am able to leverage that knowledge when selling a home or helping a buyer purchase a home. I know quality from flash, and can explain the nuances of a hydro air vs. hot forced air system!  All systems are  NOT created equal.  I can distinguish high-end lighting, cabinetry, tile, millwork and finishes vs. builder grade.  I know quality craftmanship.  

Pretty homes sell faster.  Oftentimes buyers don't visualize living in your home the way you do.  I  hire a professional photographer, a stager and any other professional that is needed to make your property show its absolute best.  I can recommend making repairs or minor improvements such as painting the walls.  And I can refer you to Coldwell Banker's RealVitalize program, which helps sellers with home improvements and repairs with no payment until closing.

Personal Service.  After the house goes on the market, the only person who will be in and out of your home is me!  

  • I accompany all private showings, host any Broker Open or Public Open Houses.
  • I answer my phone, texts or email ... promptly ... yours or any potential buyers or buyers' agents.
  • I meet with the bank appraiser to ensure that the loan goes through.
  • Meeting prospective buyers and buyers' agents give me the opportunity to know with whom I am dealing.  I can tell who is the decision maker, if they are emotionally attached to the house, just going through the motions, appeasing a spouse, or likely to back out.
  • I personally accompany my buyer clients to homes of interest.

Experience.

  • In 2004 while looking for a home for myself I realized how much I loved beautiful  homes and that I would like matching people to homes.      So ...  in 2004 I became licensed as a REALTOR® and have been a Top Agent in Lexington for over 12 years.

 

  • I have worked with many builders throughout my career.  Today, I choose to represent only two:  Dick Perry of Shaker Glen Construction and Ben Finnegan of Finnegan Development.  Why?  They share my views.  We are all people who value long-term relationships with clients.  I am honored to represent both.

 

  • Resales ... I admit it ... I love a pretty house!  I am genuinely more excited if a home is well decorated and shows well.  Two years ago, a seller told me after I sold her home that she chose to list her home with me because she could tell how much I loved the house.  I sold her home, which was a bit "on the high side" in less than a week.
